    Residential Tenancies Act NZ

    The Residential Tenancies Act was amended in 2016 and required all rental properties to have compliant ceiling and underfloor insulation installed by 1 July 2019.

    Existing ceiling Insulation must be a minimum thickness of 70mm (From July 1 2021 this is super-ceded with 120mm by the Healthy Homes Act) in good condition, undamaged and installed in all accessible areas. If ceiling insulation does not meet this requirement then new insulation must be installed to a minimum of R2.9 R-value.

    Existing underfloor insulation must be R1.3 or higher, in good condition and undamaged. If underfloor insulation does not meet this requirement, then new insulation should be installed to a minimum of R1.3 R-value.

    An additional requirement under the Residential Tenancies Act is that Owners are required to provide a signed statement with new tenancy agreements which include details on the ceiling, underfloor and wall insulation.

    We are able to provide an assessment and certificate of insulation to help landlords meet these requirements while also providing a detailed quote for any work that is required to bring the property up to the required standard. 

    We can liaise with tenants to make appointments because we want this to be an easy process.

    Our process

    If you choose to move forward with having your insulation installed, we don’t require a deposit or prepayment for a job. Why? Because we trust you and we want you to be 100% happy with the job before you pay us. Now that’s a leap of faith you don’t see often these days!

    We generally try and have your installation completed within two weeks of booking the work with us although this can change with the significant demands of the rental market. If you have special requirements, please let us know so we can try and work in with these.

    In most cases, the insulation work should be completed in one day.

    Once the work is complete then we will invoice you for the work, for which we expect payment within 7 days unless finance or other arrangements have been made.
